An investment entity affiliated with Presidio Interests purchased this vacant former refrigerated produce building for redevelopment into attractive, modern office space.

The office spaces are specifically designed to meet the needs of modern, creative companies who demand state-of-the-art office spaces while enjoying the aesthetic appeal of a redeveloped vintage warehouse building.

The combined pair of buildings has approximately 8,000 square feet of rentable space which can be demised down to spaces as small as 2,000 square feet.  The buildings' redevelopment includes installing new low-e aluminum storefront windows and doors throughout the building, completely new, high efficiency mechanical (HVAC) and electrical systems and entirely new restrooms.  Outside the building envelope, the redevelopment scope includes building a new parking lot, a new concrete ramp and stairway, and extensive native and adapted landscaping.

The property is located approximately 1 mile south of Downtown on Fort Worth's Near Southside.  Hemphill Street is the major commercial thoroughfare connecting Downtown and the Near Southside.  The Hemphill + Broadway property is bordered by the headquarter offices of both Williamson Dickie (maker of Dickie's clothing) and Justin Brands (maker of Justin Boots).  The district is also home to many of Fort Worth's top creative firms including architecture, advertising, marketing and design firms.
