Presidio purchased the building at approximately 50% occupancy, repositioned the property, significantly upgrading the building by making improvements to the building shell, landscaping, and interior. Presidio leased the two vacant suites bringing the building to 100 occupancy. The building's flexible design and convenient location just west of Downtown Fort Worth make it an appealing option for companies seeking high quality office and small warehouse spaces at reasonable lease rates.
An example is Cullen+Rupert Building tenant, Burns Architecture, which relocated from a multi-story suburban office building. The move to Cullen+Rupert offered the firm the opportunity to build its own creative work environment, a convenient, centralized location between Downtown and the Museum District, and lower occupancy costs, even when compared with Class B and C suburban multi-story office buildings.
