Foch Street Warehouses, Building 2

Project Details:

Presidio Interests, as development partner for redevelopment of the final Foch Street Warehouse building, redeveloped the existing 80,000 SF industrial warehouse into a flexible, dynamic, pedestrian-friendly, mixed use building. The redevelopment included reorganizing and improving the overall 3-building Foch Street Warehouses site and repositioning the old, dock-high concrete warehouse structures to make the former industrial site relevant for modern uses, welcoming and highly pedestrian friendly.

Presidio’s Andrew Blake led the redevelopment project duties including finance, design, construction oversight, tenant improvements and overseeing project leasing with the project's leasing partner, Rodger Chieffalo and property management partner, Mark Harris.

Upon completion, the project quickly attracted a strong and diverse tenant roster including a leading international digital media company, iProspect, one of the highest grossing restaurant/bars in Texas, Reservoir, and multiple other creative firms, and new to market retail boutiques. The project’s highly flexible, efficient, lease spaces will continue to accommodate a wide and evolving roster of tenants for the future. The design produced a state-of-the-art building with lease spaces that retain much of their industrial character, with exposed concrete ceilings and columns, and walkways along the old loading docks. A very aggressive construction schedule was required to accommodate the anchor tenant, an interactive media firm. Construction began in fall 2011, and the first tenant took occupancy in March 2012. The project was substantially leased by 2013 and sold in 2015.

The project created many new parking spaces to accommodate the new tenants and it greatly improved pedestrian circulation through the Foch Street Warehouses and pedestrian access and connectivity to the surrounding, rapidly urbanizing West 7th Street Urban Village..
